Stucco coating on the Wasatch Front
Stucco covers most of the valley's newer housing, and it fails in predictable local patterns. The coating decision comes down to one question: does this wall need bridging, or does it need to breathe?
From the late 1990s onward, stucco became the default exterior across the south and east of the Salt Lake Valley: Draper, south Sandy, the Cottonwood Heights benches, and the newer parts of West Jordan and Herriman. Those walls are now fifteen to thirty years old, which is exactly when they want their first serious repaint, and they arrive at that point with a familiar set of symptoms.
Why valley stucco cracks
Three local forces work on it at once. Big daily temperature swings, spring and fall routinely deliver 40-degree differences between afternoon and night, expand and contract the material. Clay soils in parts of the valley move seasonally with moisture, transmitting settlement stress into the walls. And winter freeze-thaw cycling works water inside any crack that has already opened.
The result is hairline cracking concentrated where stress concentrates: window and door corners, control joints, wall corners, and beneath parapets. This is normal and coatable.
Which cracks are a paint problem and which are not
Coatable: fine cracks too narrow to catch a fingernail, running in irregular lines or radiating diagonally from window corners, with the wall flush on either side. These come from thermal movement and settling, which every stucco wall on the Wasatch Front does.
Something other than a paint problem: cracks open enough to admit a fingernail, stair-step patterns following the wall structure, cracks where one side sits proud of the other, bulging or soft areas, and persistent damp staining. What those have in common is that the wall is still moving or still wet. A coating spans a gap that has stopped changing; it cannot span one that is still opening, and over a wet wall it seals the water in.
Elastomeric or breathable masonry acrylic
This is the central decision on any stucco repaint, and it is made from the wall's condition rather than from habit.
Elastomeric coating
A thick, flexible film that goes on far heavier than ordinary paint. Its virtue is crack bridging: it stretches across hairline cracks and keeps them sealed as the wall continues to move. Its limitation is vapor permeability. Elastomeric slows moisture leaving the wall, so it belongs on walls that are dry and have no moisture source behind them.
Breathable masonry acrylic
A vapor-permeable acrylic that sheds liquid water while letting vapor escape outward. Less crack bridging, far better moisture management. This is the right choice where a wall shows any sign of holding moisture, where efflorescence has appeared, or where the assembly behind the stucco is uncertain.
Getting this backwards is the most consequential mistake on a stucco job. Elastomeric over a damp wall traps water, and in a freeze-thaw climate trapped water becomes blistering and delamination.
What has to happen to the wall first
- The surface has to be the wall. Chalk, dust, and organic growth are all things a coating would attach itself to instead of the stucco.
- Efflorescence is a message, not a stain. Those white mineral salts arrived on the surface dissolved in water that was moving through the wall. Washing them off deals with the appearance; where the water is coming from is the part that decides whether a coating is the right move at all.
- A hairline crack has to be opened before it can be filled. Filler skimmed across the top of a fine crack has nothing to key into and sits on the surface, so routing it out slightly is what gives the patch something to hold.
- Chalky or previously uncoated stucco needs a primer. Bare stucco is absorbent and uneven; a chalked one is loose. Either way the coating above wants a consistent surface underneath it.
- Enough of the coating has to reach the wall. An elastomeric bridges cracks by being thick and flexible, so a film spread thinner than the product was formulated for is an expensive ordinary paint that has stopped doing the thing it was bought for.

- Single-story stucco home: $3,500 to $7,000
- Two-story stucco home: $5,500 to $13,000
Elastomeric systems sit in the upper half of those ranges because the material costs more and far more of it goes on the wall. Extensive crack repair, three-story walkout elevations on bench lots, and multi-color schemes with contrasting foam trim add from there.
How long it lasts
Ten years or more is realistic for a quality coating on Salt Lake Valley stucco, longer than paint lasts on wood here, because the substrate does not swell and shrink the way wood does. UV still applies: south and west elevations fade first, and deep saturated colors show it years before mid-tone earth colors do.
HOA approval
Stucco country and HOA country overlap heavily in this valley. Draper, Sandy, and the bench communities commonly require architectural review of exterior color schemes, with body, trim, and accent colors submitted before work begins. Committee cycles can run a couple of weeks, so start the approval before booking the crew rather than after.
