This valley gives paint everything it hates: high-altitude sun that chalks south-facing walls early, over a hundred freeze-thaw swings each winter that pry open caulk joints, bone-dry summers that flash-dry paint before it can level, and the occasional monsoon burst in August. Almost none of that attacks the paint directly. It attacks the bond between the paint and the house, which is why what happens before the first can is opened decides how long the result lasts.

Neighborhood by Neighborhood
The house decides the scope in Salt Lake City.
An 1895 wood-sided Victorian in the Avenues, a 1925 brick bungalow in Sugar House, and a 2005 stucco two-story in Draper are three completely different paint projects, and in this valley the neighborhood is a good guide to which one you own.
The Avenues
Victorian and early-1900s homes on the hill above downtown, the oldest stock in the valley. Wood-sided houses take full multi-color repaints; brick ones get careful trim work, with the original masonry left bare.
Sugar House
1900-1940 brick bungalows and cottages. The classic scope is fascia, soffits, window trim, and the porch, with the brick left alone. Nearly all pre-1978, so contained prep on the old paint is standard.
Liberty Wells and 9th and 9th
Compact early-1900s bungalow blocks east of State Street. Same brick-and-trim pattern as Sugar House, with smaller footprints that keep quotes at the approachable end.
Rose Park and the West Side
Post-war brick and frame homes from the 1940s and 50s on curving streets. Trim scopes on the brick, full repaints on the sided homes, and unshaded west sun that fades color fast.
Millcreek and Holladay
Mid-century brick ramblers with wide eaves, long fascia runs, and sixty-year-old wood windows. The valley's trim-and-detail heartland, plus strong cabinet refinishing demand.
The Bench Communities
Cottonwood Heights, Sandy, and Draper at elevation: stucco and fiber-cement, harder sun, canyon winds, and HOA color review. Product choice per wall matters most up here.

Reading a Painting Quote
Most of the price is what happens before the paint.
Two prices on the same house can be thousands of dollars apart, and the difference is almost never the paint. It is the hours of washing, scraping, sanding, priming, and caulking that come first. In this climate those hours are the job, because the surface is what fails here rather than the coating.
Which means two honest quotes can be far apart and both be right: they are pricing different amounts of work on the same house. Reading what each one includes is what makes the numbers comparable.
