Why paint fails early in this valley

• The bond, not the paint. Ultraviolet light at this altitude breaks down the binder holding the pigment, leaving loose powder on the wall. Anything laid over that powder is attached to the powder rather than to the house.
• Water that cannot get out. Salt Lake City crosses freezing well over a hundred times in a typical winter, and each crossing widens whatever gap the water found. That is why caulk is a wearing part here and why horizontal surfaces fail before walls do.
• The old paint underneath. On pre-1978 homes there is a century of film to work with, and it comes off under containment rather than into the beds. Nearly every house inside the city limits is in that bracket, so it is ordinary local practice.
• Licensed and insured. Established painting companies in Utah carry the state trade license and insurance as standard practice.
